Modern Building Inspections · Home Inspection

The dollars are going out. The inspections aren’t coming in.

— what I saw in the first read

How a fast-scaling South Florida home-inspection company stopped paying for the wrong leads from the wrong places — and built a marketing engine that produced 40% more local inquiry, at 28% lower cost, in twelve months.

I · What Was Actually Happening

A growing business, spending on the wrong things.

Modern Building Inspections was scaling fast across the South Florida tri-county. From the outside, the business looked healthy — more inspectors, more territory, more spend. But the marketing budget was buying the wrong leads from the wrong places. Money was leaving the business every month. The inspections it was supposed to generate were not coming back in proportion.

This is the most common condition a growing operator faces, and the most expensive: not a lack of spend, but spend pointed in the wrong direction, with no instrumentation to see where it was leaking. The dashboards either didn't exist or didn't tell the truth. Activity was being mistaken for progress.

II · The Diagnosis

Name the leak before touching the spend.

Before rebuilding anything, the work started where every Veritas engagement now starts: with an honest read of what was actually happening. Where were the dollars going? Which channels produced qualified inspections and which produced noise? What did the funnel look like from first click to booked appointment — and where did it break?

The diagnosis revealed the pattern: paid spend structured around broad, high-cost keywords that attracted clicks but not inspection-ready buyers; an analytics layer that couldn't attribute a single booked inspection to its source; and an entire Spanish-speaking market — in one of the most bilingual regions in the country — left almost entirely unserved.

III · What Was Built

The engine, rebuilt around inspection intent.

With the leak named, the work moved to construction — a complete marketing system built to produce qualified inspections, instrumented so every dollar could be traced to a result:

  • Website rebuild, AI-assisted — faster to ship, built to convert inspection-intent visitors
  • Analytics infrastructure — GA4, Google Tag Manager, Search Console, and live dashboards that finally told the truth
  • Paid media, restructured — Google Ads and Meta campaigns rebuilt around inspection-intent keywords instead of broad, expensive noise
  • CRM automation — lead capture, qualification, and routing so no inquiry slipped through
  • Content engine — a blog program, location pages, and FAQs built for local search authority
  • Spanish-language expansion — every surface extended into the Spanish-speaking market that had been left on the table
  • Reputation infrastructure — a Google review strategy that compounded local trust over time

IV · What It Produced

Twelve months. Measurable on every axis.

The system did what a system is supposed to do. Organic traffic rose 35%. Local inquiry rose 40%. Cost per lead dropped 28% — the clearest proof that the spend was finally pointed at the right buyers. Qualified conversions rose 22%. Bounce rate fell 25%. And underneath the percentages, the number that actually matters to an operator: more than 2,400 homes inspected.

The Bilingual Advantage

The Spanish-language expansion was not a translation layer bolted on at the end. It was built into the strategy from the diagnosis forward — because in the South Florida tri-county, the Spanish-speaking market is not a niche. It is the market. Most agencies treat bilingual reach as an afterthought. Here it was a growth channel, opened deliberately, and it moved the numbers.
